22nd November 2007 update - Home Information Packs

  • 1 and 2 bed homes first marketed from 14 December 2007 will now need a HIP. This means that ALL properties, except where exempt, will need a HIP when first marketed.
  • Properties built to 2006 Part L regs are exempt from HIPs until 6th April. This is because the EPC software will only be available from then.
  • No Drop Dead date has been set.  This means if you marketed the property before the commencement date relevant for that number of beds, you do not need a HIP.
  • First Day Marketing is extended until 1st June 2008.  This means you must have commissioned a HIP when you first market the property, and then have 28 days to complete the pack.  It does NOT mean you have until 1st June to complete the pack.

You should also note that the requirement to supply an Energy Performance Certificate (EPC) will become effective from April 6th 2008.
